We are pleased to inform you that the competent Authority has approved re- introduction of loan product LAP – Commercial, loan against commercial property with certain modifications. Salient features of the scheme are as follows:
1) Name of product: LAP- Commercial
2) Purpose of Loan: a) Purchase of another property (residential/commercial)
b) Business Expansion
c) Takeover of loan from other financial institutions
d) Any other personal requirement (except for direct / indirect investment in stock market or illicit purposes/activities
(3) Eligible Applicant/s: Resident Indian Individuals:
• Salaried
• Self Employed
Non Individuals:
• Firm (Proprietor / LLP
• Companies (Pvt. Limited/ Closely held Public Limited)
The Applicants combination will be as per scheme parameters covered under Griha Vikas.
(4) Property Types: Shops/Showrooms, Office Premises, Banquet Halls and Warehouses where properties which are either Self – occupied or Rented and received Occupation Certificate / Completion Certificate from Statutory Authorities
(No vacant properties can be considered).
(5) Quantum of Loan:- Minimum loan- Rs. 50 Lakhs
(6) Rate of Interest: Linked to LHPLRNH- Current LHPLRNH-14.80%
Particulars Rate of Interest (Floating)
Customers having CIBIL score 700 and above 11.00%
Customers having CIBIL score 600 and more but less than 700 11.50%
(7) Processing Fees: 1% of loan applied + applicable taxes
(8) Loan to value: 50% of market value of the property.
In respect of “Shops”, the market value to be considered for LTV purpose should not exceed five times guideline value of the property under any circumstances.
If property is purchased within last 12 moth then the market value to be considered for LTV purpose will be lower of a) Actual Valuation OR b) 5 times guideline value of the property OR c) Agreement/ sale deed value.
Valuation as per guidelines stipulated in credit appraisal SOP.
Rates to be cross checked with property portals
(9) IIR/MLSC: Maximum up to 90% (no discretion)
(10) Repayment Team: Maximum 10 years
(Age restrictions as per Credit Appraisal SOP
(11) EMI Repayment: NACH
(12) Security :
( a) Deposit of Title documents in Original
(b) Demand promissory note & Money receipt
c) Any Additional / Interim / Collateral Security (preferably in the form of residential property), to be taken if required by the sanctioning authority
In Case of Non Individual Applicants
a) Personal Guarantee of all Promoter Directors/ All Partner to be obtained
b) Registration of charges in ROC (for company/ LLP)
